If you lease out a part or all of your home, it is your legal obligation to conduct an annual gas safety test. This includes checking the boiler as well as other gas appliances, including pipes and flues as well as any fixtures and fittings which use or exhaust gas. A certified Gas Safe engineer will inspect your home and ensure everything is up to date and safe. They will test the gas appliances and flues and look for signs of carbon monoxide poisoning or leaks. They will also ensure that the gas is on and that the gas meter is filled up. After the inspection and the check, it's a great idea to provide an original copy of your gas safety report to your tenants. The record must be handed out to tenants who are currently tenants within 28 days, and to new tenants prior to they move in. You should keep the copy for yourself as well as any agents you employ. Landlords are required to arrange and pay for gas safety certificates and checks for their properties. However, if the tenant refuses to allow the check or maintenance work to be completed the landlord must take reasonable steps' to gain entry. This may include sending a clearly written letter stating why you require access to the property and what the safety checks will involve. If the tenant is unwilling to let you in then you might want to consider the possibility of a Section 21 eviction.
